Where should I live in Wellesley?

Wellesley has many distinct neighborhoods that vary in more than just lot size and price. Every neighborhood has a story and many times we see buyers best fit into a couple neighborhoods based on their needs. 

We love living in Wellesley Square for the access to downtown and Wellesley College.

Wellesley Farms

Houses from the 1920-1930s and some of Wellesley’s largest homes. Easy access to the Wellesley Farms commuter rail stop and the Mass Pike.

Wellesley Hills

Wellesley’s largest neighborhood centrally located in Wellesley close to Route 9.

Westgate

A sub-neighborhood of the Wellesley Hills. You’ll find many traditional Colonials built in the late 1950s early 1960s. 

Peirce Estates

Developed in the 1960s and located right off of Cliff Rd. These homes have some of the largest lots in Wellesley and some of the grandest homes. 

College Heights & The Generals

Easy walk to town with a mix of late 19th and early 20th century homes.

Country Club

Close to Wellesley Country Club and Babson College, with some of the nicest homes in town. Abbott Rd, named for Josiah Abbott, is our favorite street in town. 

Poets 

A great neighborhood setting with streets named after American Poets, conveniently located close to Boston & the Wellesley Farms commuter rail stop. 

Cliff Estates 

One of the most recognizable neighborhoods in the Boston area, and where you will find amazing homes on some of Wellesley’s larger lots.

Dana Hall

Walk to town location with easy access to the Brook Path making this location a walkers dream.

The Fells

Developed primarily in the 1920s, you will find a mix of Capes, Bungalows and Colonials that have and continue to be improved.

Linden Street

Close to the shopping and restaurants at Linden Street; this location is ideal if you want to be able to walk to the Elementary, Middle and High School. 

Lower Falls

Under 12 miles to the Prudential, also home to some great restaurant options.

Standish & Sheridan Estates

Most of the homes are Cape style homes, originally designed by Royal Barry Wills and built in the late 1930s. Located off of Oakland St, it provides easy access to route 9. 

Wellesley Square

Easy commute from the Wellesley Square commuter rail stop and access to all that downtown Wellesley has to offer. Close to Wellesley College - don’t miss the opportunity for a beautiful walk around Lake Waban!

Overbrook

Located in the northwestern side of Wellesley you’ll see a mix of older homes and newly constructed homes. Named for the proximity to the Overbook Reservation, you’ll find easy access to Route 9 here and your children will attend the new Hardy Elementary. 

Mayo/Manor

Located west off of Weston Road, you’ll find a vast neighborhood of homes. The average price here will vary but you’ll see new construction homes in the low $3m’s. 

Perrin Park

Home to one of the most popular family friendly parks in town, Perrin Park. Many streets in this neighborhood lead to the park. You’ll find many young families in the neighborhoods and many homes priced between $1m- 2.5m. 

Northgate & Bates

Located in the Northern part of Wellesley, abutting Weston and the Boulder Brook Reservation. Easy Mass Pike access in a nice neighborhood setting. Bates Elementary is easily accessed through a pathway at the corner of Beverly and Wingate. 

Maugus

A small neighborhood situated toward the center of town and close to the Wellesley Hills commuter rail stop. Also boasting close proximity to the commerce area, including a town favorite - Quebrada Bakery. 

Ridge Hill

An area with the largest plots of land (usually around an acre) all backing up to the Charles River and the Ridge Hill Reservation.
